The Tenant acknowledges and agrees that smoking or consuming cannabis (weed) in any form is strictly prohibited inside the rental unit, within the building, or in any common areas of the property, including outdoor spaces such as balconies, patios, or areas near entrances/exits.

In the event the Tenant, their guests, or invitees are found smoking or consuming cannabis in or near the property, the Tenant shall be liable to pay a penalty of CAD 1,500 per occurrence, in addition to any other remedies available to the Landlord under this Lease Agreement or applicable law.

I acknowledge that a Security Deposit equivalent to one month’s rent plus CAD 100 must be paid at the beginning of the tenancy. Sam Properties reserves the right to deduct from the Security Deposit any amounts necessary to cover: Damages caused to the property beyond normal wear and tear, and/or Cleaning charges if the property is not maintained in a clean condition during the tenancy as per the agreed cleaning schedule, or if the room is left unclean at the end of the tenancy. The balance of the Security Deposit, if any, will be returned

I acknowledge that once a Security Deposit is provided, the room will be reserved for me. In the event that I cancel my reservation without occupying the room, my Security Deposit will be forfeited against one month’s rent and will not be returned.
